Heritage Park's first phase opens in September, with 288 apartments and a restaurant row
Heritage Park, about 800,000 square feet of mixed-use development in downtown Gilbert, broke ground in May 2025. Phase one covers 10 acres with 288 residences, about 30,000 square feet of retail and a public courtyard, and was expected to open in September 2026. Flagship Restaurant Group is leasing a large share of the retail, including Ghost Donkey, Palma and Blue Sushi Sake Grill.
New restaurants open in stages, and the kitchen is usually the last thing finished. A refrigerated trailer rental lets an operator receive and hold opening inventory before the permanent walk-in is signed off, and a mobile kitchen trailer covers training and soft-opening meals on the property.
Renovation
The Water Tower Plaza got a splash pad and an event lawn in under a year
The 0.7-acre Gilbert Water Tower Plaza reopened in December 2024 after a renovation that began that January and wrapped up in under a year. It now has a shaded splash pad, restrooms and changing rooms, an event lawn and drought-tolerant plantings, and the original granite water ball was salvaged and put back. The reopening came with a public event and the lighting of the tower.
An event lawn gives the Heritage District a place for holiday markets and festivals that wasn't there before. A vendor running a stall at a winter event can keep ingredients cold in a 12ft refrigerated trailer parked at the edge of the lawn, and a generator trailer runs it without tapping the plaza's power.

Banner Gateway doubled in size with a $243 million tower on Higley Road
McCarthy finished a $243 million, five-story tower at Banner Gateway Medical Center on North Higley Road. The 351,000-square-foot addition took the hospital from 177 inpatient beds to 286, added a NICU, cancer care space and four new operating rooms, and moved the helipad to the roof. Construction began in February 2021, and the work was announced complete in March 2023.
Two years of building next to a working hospital meant crews on site every day and a hospital kitchen still feeding patients. When an expansion hooks into existing utilities or takes a dock offline, temporary cold storage keeps the cold chain intact: a 20ft refrigerated trailer on the grounds holds supplies while the permanent rooms are down.

Gilbert is rebuilding the plant that supplies 70 percent of its water
Gilbert's North Water Treatment Plant rebuild passed the halfway point on October 7, 2025. The $692 million project began in March 2022, will raise daily production from 45 million to 60 million gallons, and is scheduled to finish in winter 2028. When it does, the plant will supply more than 70 percent of Gilbert's water.
Six years of construction means a big workforce on a single site in the desert heat. A contractor running a project like this one can keep a 20ft refrigerated container at the staging area for crew lunches, ice and drinking water, and a mobile kitchen trailer can serve meals on shifts that start before restaurants open.

Fires
Clever Koi's Heritage District kitchen fire left a hole in the ceiling
A fire in the kitchen of Clever Koi's Gilbert location, in the Heritage District, spread into the ventilation system on a Wednesday afternoon in August 2019. The sprinklers contained it until firefighters arrived. The kitchen had major damage, nobody was hurt, and signs on the windows said it could be closed a month or longer.
A month closed is a month of ingredients with nowhere to go and a staff that still needs work. A restaurant group with a second site can send its perishables to a 12ft refrigerated trailer behind that location, and a mobile kitchen trailer lets the team keep a catering schedule going while the kitchen is rebuilt.
Property damage
A semi-truck hit an awning and flooded Arizona Wilderness Brewing
In December 2023 a semi-truck driver making a U-turn near Arizona Avenue and Guadalupe Road hit the awning of Arizona Wilderness Brewing in Gilbert. The impact broke the building's water sprinklers, and the flooding damaged the interior and exterior. The restaurant announced it was shut down indefinitely.
Water damage has a way of reaching the walk-in cooler even when the fire never started. A brewery or restaurant that has to close after a flood still has beer, food and kegs to keep at the right temperature, and a portable refrigerated container in the parking lot is a straightforward place to put them until the repairs are done.

Fires
Mesa and Chandler crews helped fight a Panda Express roof fire on Market Street
Crews were dispatched just after 9 a.m. on Saturday, January 17, 2026 to a Panda Express off Market Street and Williams Field Road in Gilbert. They found heavy smoke and fire coming from the roof, put out a fire in the kitchen's cooking area and a separate roof fire, and called Mesa and Chandler for help. One employee was treated for minor hand burns, and Market Street northbound was closed while crews worked.
A restaurant kitchen fire that gets to the roof usually means days of inspection before anyone can go back inside. A chain location with a full walk-in has to move a lot of product quickly. A refrigerated trailer rental at the site holds it until the owner decides where it goes, and it doesn't matter whether the answer is a transfer to another location or a rebuild.
Storms and outages
4,500 customers in Gilbert and Chandler lost power for two hours in June
On the afternoon of June 14, 2022, about 4,500 SRP customers in Gilbert and Chandler lost power for just under two hours, and the cause wasn't known that evening. It was the second outage that week to hit more than 1,000 Valley households. Two hours doesn't sound dramatic, but it's June in Gilbert.
A short outage in a heat wave is a test for small food businesses. A store with a stocked freezer and a restaurant mid-service both lose temperature fast with the doors open. A generator trailer paired with a refrigerated trailer keeps the cold going if a two-hour outage turns into an eight-hour one.

Storms and outages
Lightning started tree fires in Gilbert on July 28, and SRP lost 2,100 customers
Monsoon storms rolled through the Valley on July 28, 2026, starting before 4 a.m. About 2,100 SRP customers in the East Valley lost power, including a stretch around Gilbert Road. Lightning set several tree fires, a renter's palm tree burned in Gilbert, and the fire department was handling four more serious fires at the same time. Most power was back by around 10 a.m.
Storm outages that clear by mid-morning still land on the busiest part of the day for a bakery or a breakfast spot. An outage that runs through the morning rush can mean the product is gone before the lights come back. A 12ft refrigerated trailer is the cold space a small kitchen can set up in a parking space while the power is repaired.
